My journey began in Australia where I was doing traditional real estate then moved on to the amazing world of “Pre-Sales.” In 2008 several Australian investor clients began to ask me what was going on with the US property market. I simply did not know, so that December I decided to check for myself and was horrified by what I saw. Streets full of For Sale signs, nice properties run down and in nice areas. Then a “light bulb” went off in my head and I noticed that my Australian clients could pick up Ready to Go Investment Properties for less than a 10% deposit on a property in Australia and did not have to wait 18 months to 2 years for completion with NO interest!
From there I began to study markets like Los Angeles, Phoenix, Las Vegas, Dallas, Houston, and Atlanta. They all had good things to offer but Phoenix, Arizona at that time met more demands on what we were looking for. Finding a “cheap” investment property is not the only thing an investor should be looking for and in most cases, a “cheap” investment property can be more of a headache. Trust me, I / we made these mistakes in the beginning. As any type of good business, you try to evolve and hopefully learn from your mistakes. The teams I surrounded myself with for the next 18 months worked stupendously from Lawyers, Accountants, Property Managers, Tradesmen, Home Warranty Specialists, Bankers, and so on.
After working with hundreds of foreign investors and selling well over 500 properties I decided I needed to take a break from real estate and considered different opportunities in late 2012 but reluctantly was drug back into real estate in mid-2013.
The Land of Pura Vida! In 2013, I visited an amazing country, Costa Rica, with beautiful and friendly people but did not see the opportunity for the true success of investment properties for foreign investors … at that time. Upon my return visit in 2015, I saw major changes in roadworks, new and very clean restaurants, bars with people in them, brand new municipality vehicles such as dump trucks, buses and most of all high-end automobiles.
At this time I knew that there was about to be a shift in the economy.
